We provide facilities maintenance using our highly competent and qualified bonded contractors. If needed we will also provide yearly tax preparations and pertinent financial reports. Detailed Service Summary

Collections

Collect all rents via our secure web portal (Tenants are able to pay on line with CC).
Asses late fee payments & penalties.
Disburse our owner’s rental proceeds through ACH/direct deposit.

Leasing Services

Outline a specific marketing plan for your property.
Facilitate any needed repairs, painting, lawn care etc.
Document storage, filings, and administrative services.
Provide customized marketing materials that are property specific including online media, direct mail, social networking, professional photography etc.
Comprehensive tenant screening, lease negations, move-in move-out inspections and coordination.

Accounting Services

Manage account payables and receivables.
24/7 secure online access to financial statements, monthly reports, delinquent accounts, and accounts payable and receivable.
Manage payment of expenses incurred with operational cost.
Create budgets and expense reports, provide invoices related to operations,  and provide annual tax statements.

Lease Execution & Administration

Execute lease using electronic signatures (for out of state owners).
Enforce all terms of the lease with tenant.
Maintain all security funds in escrow mandated by state jurisdictions.
Advise and administer lease renewals, rent increases, and notices.
Advise and register rental unit or property for jurisdictional licenses.

Property Maintenance

Offer 27/7 maintenance services including tenant access to web portal to create repair tickets.
Conduct detailed property inspections by annually.
Secure licensed competent contractors and or work with owner preferred contractors, for property repairs and regular maintenance
We will always use and work with contractors that are able to meet owners standards and financial budget.
